Ramalde House
The lot where the intervention is intended has an area of 304m2 located in a mixed type of residential fabric, in Ramalde, Porto. This project intends to demolish the pre-existing building and build a new building with 3 floors above ground level. The new building will consist of a main volume, where the housing program will be located, and an annexed volume, intended for storage. The proposal will have 122.39m2 of implantation area and 266.11m2 of construction area.
The first floor will have two accesses from Rua de Francos, the first with a pedestrian entrance to a vestibule (1.18m2) and a second for cars, with entrance to the garage (20.97m2). Both spaces with access to the outside are connected to each other through a corridor (10.81m2), which connects with the kitchen (10.72m2) and the living room (35.67m2). The first floor will also have a social toilet (1.71 m2) and vertical accesses (staircase and elevator) that allow access to the upper floors. The living room and kitchen will have direct access to the patio.
The second and third floors are organized in the same way, with a central corridor (7.98m2) where the vertical accesses are located and which allows access to a common toilet (5.15m2) and two bedrooms, one to the North (12.06m2 on both floors) and one to the south (12.85m2, on the 2nd floor, and 10.17m2, on the 3rd floor) and both with a balcony. The two bedrooms to the north will also have an interior window opening onto a well of light next to the stairwell and controlled through shutters.
At the north end of the lot there will be an annex building with a height of one floor above the ground level intended for storage and with 10m2 of gross construction area and 6.05m2 of useful area. The patio will also consist of a garden area next to the building, a swimming pool and a vegetable garden, these spaces being connected by a route in permeable pavement type terraway. The walls that separate the intervention lot from neighboring lots will be maintained.
Structure in pillars, beams and slabs in reinforced concrete. Exterior walls in thermal block masonry with finishing on the north and south facades in ETICS system painted in RAL 9010 color. Ceilings and interior walls in plasterboard painted in RAL 9010 color. Indoor floors in wood at bedrooms and corridors and tiles in bathrooms and kitchen. Outdoor floors in grass, topsoil and permeable terraway pavement. Exterior frames in aluminum lacquered in RAL 7033 color on the outside and RAL 9010 color on the inside. Interior frames in enameled wood. Reinforced concrete roof with marseille tile finish.
The site is served by water supply, sanitation and electricity networks. All existing infrastructure will be used. If there is a need for its expansion, the networks to be built will be adapted to the existing infrastructures and, whenever possible, will be connected to them. Access to the telecommunications operators' networks will be carried out through a pipe network buried at a depth of 0.60 m and which will interconnect the ATE (Building Telecommunications Cabinet) to the CVM (Multioperator Visitor Box).
